Crews from Swadlincote, Burton and North West Leicestershire raced to the warehouse next to Toons furniture store off Burton Road on Sunday evening as flames engulfed a disused structures.
Nearby homeowners were told to keep their doors and windows closed as black smoke billowed into the air.
Police chiefs had readied a plans to evacuate some of the affected homes but the fire was quickly brought under control and the proposals were not deemed necessary.
One homeowner, who did not want to be named, said: “Police officers told us to stay indoors and to shut all the windows.
“You could smell the fire and smoke in the air.
“This is not the first time this happened - kids are always mucking about near the building and firefighters are always been called to deal with little fires.”
A spokesman for Derbyshire Police said: “We are currently waiting for an update from fire investigators before we proceed with our investigation.
“Nobody was injured as a result of the fire and concerns that the roof of the building contained asbestos were found not to be the case.”
Bosses at Toons were quick to ease fears that they have been impacted by the fire, which took place at around 5pm
A spokesman for the furnishings store said: “We would like to state that the building is not connected to our shop and we were not closed or impacted in anyway as a result of the fire.
“The fire service worked hard to make sure that the blaze did not spread.”
The fire took place just yards away from the site of a blaze that wrecked a factory in 2009.
