Millions of pounds worth of green land is up for sale across East Staffordshire and South Derbyshire, while a former manufacturing plant in Woodville is being sold with a £4 million price tag, it has been revealed.

Vast swathes of green land, which includes greenbelt, greenfield and pasture land, could be sold with planning permission for homes following recent approvals.

The former Montracon site, in Thorn Street, Woodville, sits on 12.55 acres of land with offices and staff accommodation still on site. The site is not being sold with planning permission but it is close to a new housing development known as Tree Tops.

Elsewhere, land off Stubby Lane, Draycott in the Clay, could fetch £900,000 as the 1.18-acre of land already has outline planning consent for eight homes and garages.

An application to build 70 homes on 11.61 acres of land in Acresford Road, Overseal, was recently approved and is now on the market for an undisclosed place. Anyone buying the land will have to pay contributions towards affordable housing, education, drainage, landscape maintenance and healthcare.

A total of 1.93 acres of land at The Spittal, in Castle Donington, is up for sale for £2 million. It forms part of a green field and mature landscaped grounds screened by woodland.

It, too, has planning permission for 13 detached homes, while the prospective developer would have to provide contributions of £76,540 towards education, such as equipment for local schools.

The Burton Mail recently revealed that Highfields Farm, in Etwall, is up for sale with a £1.6 million price tag as the owners want to retire from their popular Happy Hens business.

It is currently run as a 24,000-bird free range egg unit, along with a farm shop and tea room together with animals and play areas.

Also on the 92.93 acres of land is three homes, a lecture room, a wind turbine and 10 poultry sheds.

A total of 0.98 acres of land close to the former Gillivers shoe shop, in Rawdon Road, Moira, is on the market for £695,000. It also has outline planning permission for six homes.

Back in South Derbyshire, 0.45 acres of garden land, in Church Road, Egginton, has a £600,000 price tag with planning permission for two homes.

In Swadlincote, land in Coppice Side, is up for sale for £600,000, with planning permission for 20 homes.

The development permission allows for the demolition of the existing property. Any developer would be required to pay £28,786 for recreation, £8,800 for medical resources and £36,924 towards education.

A development site of 1.1 acres, in Swepstone Road, Measham, is up for sale for £575,000 along with planning permission for two homes with planted woodland, pasture land and water course.

The planning permission is for the conversion of a former milking parlour to a three-bedroom detached house and a barn with permission for a substantial five-bedroomed home.

The Woodhouses, in Yoxall, will cost £200,000 and the former parkland comes with two woodland spinneys on 23.7 acres. The land has previously been used for the grazing of livestock and is in good condition.
