Plans for 22 homes have been put forward for an empty field in Swadlincote - and all of them will be affordable housing.

The proposed site, off Staley Close, would include 15 three-bed homes; four two-bed houses and three two-bed bungalows.

Tricas Construction Ltd - based in Bromsgrove, Worcestershire - is behind the scheme, which it says "seeks to increase the supply, quality and breadth of choice of affordable homes in sustainable, inclusive, mixed communities."

The firm has submitted an application to South Derbyshire District Council for the site, near Woodhouse Recreation Ground and Maurice Lea Memorial Park.

In a statement it said: "This application offers positive development for the area, much-needed affordable housing accommodation and is complementary and sensitive to its immediate surroundings.

"The construction of good quality traditional dwellings will be attractive to local residents and future tenants alike and will integrate the development into this area of Swadlincote.

"The proposed affordable homes will be well designed and well-built housing in what is a suitable location, which offers a good range of facilities and with good access to jobs, key services and infrastructure.

"The proposed mix of housing designs allows for a mix of different types of households likely to require housing over a long period of time."

Of the 22 homes, 15 would be affordable rent - 80 per cent of the market value in Swadlincote - and seven would be shared ownership.

The affordable rent homes could be priced at around £520 a month, based on an average for a three-bed home of £650.

With shared ownership, people buy between a quarter and three-quarters of a property.

They also have the option to buy a bigger share in the property at a later date.

The schemes are aimed at people who do not earn enough to buy a home outright.

In a further supporting statement the applicant said the new residents at the site would "likely" work within the district and would bring valuable skills into the area and help support services.

It also said: "The proposals will perform a social role by providing new affordable homes to help contribute to the council's housing supply.

"The proposals will increase the availability of properties within an established residential area, where the community already has a number of services and facilities available locally.

"New residents will be able to join clubs and attend local schools and further contribute to the community."
