A Burton estate agent has said easy commuter links in East Staffordshire are driving up house prices in villages as one home in Barton under Needwood recently sold for more than half a million pounds.

The Land Registry has released its latest figures, from June, revealing the most expensive and cheapest homes sold across the UK as well as in and around Burton and Uttoxeter.

Simon Smith, director at Burton-based estate agent Nicholas Humphreys, said house prices at the top end of the market were increasing as residents are happy to use the easy commuter links from villages surrounding Burton and Uttoxeter to travel to work.

According to the Land Registry, the most expensive home sold was 29 The Green, Barton under Needwood. The detached home was sold for £549,950 in June. Horseshore Farm, in Uttoxeter, was a close second, selling for £525,000, while Needwood Gate Cottage, Tatenhill Common, in Rangemore, sold for £445,000.

Meanwhile the cheapest in the area was 84 Napier Street which sold for just £62,000. It was followed closely by 207 Derby Street which sold for £67,500, and 46 Princess Street was sold for £69,000.

Talking about the figures, Mr Smith said: "Some of these actually go for a bit cheaper than the cheapest because they need a bit of work doing to them. We actually have had an increase in prices in the villages surrounding Burton. For example, I have one on the market in Rolleston for £700,000. Village locations they can sometimes go for £1 million.

"The figures have changed in the more affluent areas and there has been an increase in price in areas such as Barton, Rolleston and Tutbury. They have changed because they are easy commuter links to nearby cities such as Derby, Lichfield and Birmingham, and people are quite happy to commute to them, and that has driven prices up."

Elsewhere in the UK the most expensive home sold recently went to Flat 6, at Cranley Mansions, in Gloucester Road, Kensington and Chelsea, London, which sold for £11,241,078. Meanwhile the cheapest in the UK makes Burton seem expensive. A house in Parkinson Street, Burnley, sold for just £18,000

The Land Registry lists the price paid for every property bought at market value. The data also includes sales under a power of sale/repossessions, buy-to-lets (where they can be identified by a mortgage) and transfers to non-private individuals.
